How do i choose an agent to sell my home?

One of the hardest parts of selling your home is deciding who should take the responsibility of the sales & marketing process. It’s not something you do everyday, so knowing what to look for isn’t always easy.

The estimated sale price of your property should be the very last reason for choosing an agent. Most agents who give an accurate opinion of a List Price tend to lose business to agents who tell prospective sellers an inflated ‘above market’ price, putting the honest agents in a tough position.

To tell the truth and lose your business, or tell a lie to get it? The problem is, many agents know this.

This is why a marketing price is often avoided. When you are trying to determine the sales price of your home, do your homework, look on the internet and find the prices of properties similar to your own. Decide if your property is in better or worse shape and come to a price range accordingly.

Choosing your agent is like choosing any other member of your team. Pick someone who is a person you like, who presents well, who likes your property, and who you believe will act in your best interests and be honest with you at all times and will work hard to get you the highest price possible.

Consider being a mystery shopper before you give them your business, go to an open home or call them as a buyer. Are you impressed with their service or are you fobbed off and not called back?

Look at the agency Website and their listings. Are they priced low or high? Do they use classic “bait pricing” techniques such as “offers above…” or “buyers above $500k”.

Finally, your real estate agent is the only person who will negotiate the highest price for your home, and you are paying them for their negotiation skills. A good agent will easily make a 5% difference to the final sales price by using marketing & negotiation skills.

If an agent happily drops their commission for your business, They are lacking negotiation skills. Never list with an agent who will drop their price, because they will give your money without hesitation.
